Is the custom Tuscan Villa included in the sale?

No. The sale price includes the land Lot#52 & above items only, The Tuscan Villa in the rendering reflects the pre-purchased home plans, which are included in sale price, so that buyer may use this exact plan or bring their own plan.

What are next steps for building Villa Ottolire?

Much of the pre-work and site readiness is already complete specific to the actual villa plans included in this sale. After purchasing Lot#52, next step is for buyer to engage preferred builder, submit application for HOA approval & building permit and initiate the construction process. Again, design and site plan have been developed with HOA and county requirements in mind to ease approval process. Builder referral can be provided upon request.

Is buyer required to use the included villa plan (for Villa Ottolire) or can I bring my own plan?

After purchasing Lot#52, buyer is not required to use included villa plan and yes, a different plan can be used upon HOA approval. The included custom Tuscan Villa design (Villa Ottolire) and site plan pre-work have been completed for easy HOA and county approvals. Buyer is free to develop or bring their own plan within HOA guidelines, although this is separate activity from Lot#52 sale. Design architect referral can be provided upon request if buyer is interested in tweaking existing Villa Ottolire plan or would like to develop a different plan, which would be a post-sale activity and separate from this transaction.
